The details that come up with new construction and additions can become complicated rather quickly: planning, permits, blueprints, engineering, zoning, budgets, running new electric, water, or sewer lines... and so on.
And, in a rising trend, due to the rising cost of housing in California, state legislation is making it easier to convert garages and other like units into rental properties, or ADUs (Additional Dwelling Units). This provides housing solutions while adding to the equity of one's property. ADUs can also be used as in-law dwellings which supports a cohesive and (hopefully) sustaining family.

Remodeling is usually a big decision that is costly and involves many elements and half as many surprises. And the results change the space that you occupy regularly. The decision to remodel, improve or upgrade usually coincides with other symbolic change that is occuring at the time as well. We support green building and welcome opportunities to implement its principles. Change can be made through the smallest of choices alongside far-reaching projects, and we have begun our part by administering the following:
Ductless systems such as mini-split systems for heating or cooling are convenient (and in some cases, safer) solutions for retrofitting heating/cooling in an older home. They are highly energy efficient, eliminates (often rodent-infested) ducts, and allows temperature control in every room which can reduce monthly bills. Ductless systems are increasing in affordability as they rise in popularity.
Like the ductless systems, tankless water heaters have been used prominently in Europe and other parts of the world for decades. They are more energy and water efficient because they are not required to continuously heat water that is not being used. Because of their efficiency, they have up to double the life expectancy over conventional water-tank heaters.
